Buenos Aires Plaza is located on the south side of East Oakland Park Boulevard, at N.E. 1th Avenue in Oakland Park, Broward County, Florida. The street address is 1660 East Oakland Park Boulevard, Oakland Park, Florida 33334, contains 60,600 square feet, or approximately 1.39 acres, and is rectangularly shaped. This shopping center consists of a one-story multi-tenant strip shopping center containing a total of 18,432 net rentable square feet. Buenos Aires Plaza improvements were originally constructed in 1980. A significant factor in Buenos Aires Plaza neighborhood is the creation of the Downtown Mixed-Use District by the City of Oakland Park. The Oakland Park Station is a part of this newly created zoning district which will allow mixed-use opportunities and encourages desirable downtown redevelopment. Fort Lauderdale Executive Airport is located just north of Buenos Aires Plaza neighborhood, on the north side of Commercial Boulevard. Downtown Fort Lauderdale is located approximately four to five miles to the southeast. The downtown area of Ft. Lauderdale is a major employment center in Broward County. Until recently, Buenos Aires Plaza neighborhood was an established area, which was virtually stabilized and in a period of equilibrium. This was primarily due to the age of the properties and the fact that the neighborhood is nearly fully developed and there had been no significant development within the last several years except for some renovation. However, with the creation of the Downtown Mixed-Use District by the City of Oakland Park, and the current development of several multi-family residential projects in the Oakland Park and Wilton Manors areas, Buenos Aires Plaza neighborhood is undergoing significant changes at this time. In our opinion, Buenos Aires Plaza neighborhood should have some value appreciation over the foreseeable future, due primarily to its easily accessible location and the significant amount of redevelopment that is occurring.
